Steps to selling your home.

 

01 —What is your WHY?

Do you need more space, less, moving to a different state, etc.? Knowing your reason for selling and holding it dear to you even if things seem overwhelming will help you whether the whirlwind that listing sometimes can be.

02 — Interview Real Estate Agents

Interviewing agents is necessary. Differences in expertise, commissions, personalities, and communication all exist from agent to agent. Once an agent has your address, pulls the initial information, and then eventually walks through your home; by the time they leave you should have an idea of what you could list for, know what commission you will pay, and have an idea what you net. Additionally, you should have a basic understanding of how what strategy the agent wants to employ to get you to your goal.

03 — Prepare your home

Prior to listing, you know what you need to know. Clean, de-clutter, and de-personalize the home. Additionally, know that most buyers will get home inspections so if you know about fixes/updates you may have been putting off it’s time to do those. Any recent improvements should be brought to the attention of your realtor too so they can add that as selling features. Added bonus of de-cluttering too is less things to move to your new place.

04 — Professional Photos

Professional photos are a MUST! Real estate photographers are literal magicians. They can make the sky bluer, the grass greener, and your rooms look bigger than they are. First impressions are what bring in the showings and subsequent offers.

05 — Let the showings & offers begin

For showings, try to be flexible. Have to-go bags ready if you have pets/kids for shorter notice. Try to keep the home as clean and smelling good during these times. If there are scheduling conflicts you know about ahead of time, work with your realtor to plan for that. Also stay close to your phone, so that you can discuss offers with your realtor when you get one.

06 — Once the offer is accepted…

Your team (realtor, processor, and title rep) all come together to help keep you on your timeline and get you to the closing table. If you have questions, ASK! There is a lot coming at you at that time, and your team is there to represent you and make sure you are in the know.

07 — Move on to your next stage of life!
